For anyone who has been following Dholera for the last few years, the airport is probably not a new name. It has been part of the conversation for quite some time. What has changed is that the project is no longer just something shown on a future development map. Construction has moved forward, other infrastructure around Dholera is taking shape, and the region is beginning to attract large industrial investments. That naturally raises another question: what does all of this actually mean for people looking at property here?
The dholera airport location is in the Dholera region of Gujarat, within the larger Dholera Special Investment Region (SIR). The Government of India approved the airport as a greenfield airport intended for both passenger and cargo operations, with the development being connected to the wider plans for Dholera SIR. Government of India – Dholera Airport approval. That last part is important. The airport was not planned simply because Dholera needed another airport. It is part of a much larger attempt to develop the area as an industrial and economic hub.
If you look at Dholera on a map, the scale of the plan becomes clearer. There is a lot of land, and much of it still looks open. That can sometimes make the development feel distant, especially if you are visiting for the first time. At the same time, infrastructure is gradually changing the picture. NICDC’s information on Dholera SIR identifies sectors such as semiconductors, aerospace and defence, renewable energy, pharmaceuticals and heavy engineering. The idea is that companies and industries will eventually create the economic activity around which the rest of the region grows. An airport makes more sense in that context because it can serve the people and businesses that are expected to use Dholera in the future.
Understanding the airport’s actual location
The airport is being developed in the Dholera area of Gujarat as part of the wider SIR. That sounds straightforward, but property buyers should be careful about one thing: the airport’s location and a particular plot’s location are not the same story. Real estate advertisements often highlight a distance from the airport because it is an easy number to understand. In practice, the road connecting the property, the condition of that access and the development around it can matter just as much.
The airport is being developed through Dholera International Airport Company Limited, with the Airports Authority of India, the Gujarat government and NICDIT involved in the project. It is planned to handle passengers as well as cargo. The cargo element is particularly interesting because Dholera is being built around manufacturing and industrial activity. If factories and supporting industries grow as planned, there will be a steady need to move equipment, materials, employees and other goods in and out of the region.
There is also a wider transport network taking shape around Dholera. The Ahmedabad–Dholera Expressway has improved road connectivity, while the government is developing the Ahmedabad–Dholera semi-high-speed railway corridor. The proposed 134-kilometre railway is planned to connect Ahmedabad with Dholera SIR, the upcoming airport and Lothal. Government of India – Ahmedabad–Dholera rail project. So the more useful way to think about the airport is not as one isolated project, but as another connection being added to a region that is gradually becoming easier to reach.
The project has moved beyond the planning stage
The airport’s progress is probably the biggest reason the conversation around it feels different now. In July 2026, the Ministry of Civil Aviation reported that overall construction was around 80% complete. The primary runway, taxiway and ATC tower had already been completed, while work was continuing on the passenger and cargo terminals. At that point, the government was targeting operationalisation around September or October 2026, subject to the required licensing and regulatory clearances. Ministry of Civil Aviation – Dholera Airport progress.
It is worth being a little careful with the word “operational”, though. An airport can be substantially built and still have work to complete before commercial flights can begin. Testing, certification, security arrangements and other regulatory processes all form part of the final stage. So if you are comparing Dholera property prices based on the airport opening, the latest official update is a much better reference than a brochure that promises a particular date.
The planned size of the airport also gives some context. The July 2026 government update referred to a passenger terminal of about 25,000 square metres and a cargo terminal of around 2,500 square metres. Planned passenger capacity is up to 20 lakh passengers annually. Whether that capacity is reached quickly will depend on how the region develops, but the scale of the project suggests that it is being designed with Dholera’s expected industrial growth in mind.
The bigger reason people are watching Dholera
An airport can improve connectivity, but connectivity alone does not create a property market. There has to be something happening at the destination. In Dholera’s case, that “something” is increasingly visible in the form of industrial investment.
The dholera semiconductor plant planned by Tata Electronics is probably the best-known example. Tata Electronics is developing a 300mm semiconductor fabrication facility at Dholera in partnership with Powerchip Semiconductor Manufacturing Corporation. According to Tata Electronics, the planned facility is intended to manufacture semiconductors for applications including automotive, computing and power management. Tata Electronics – Semiconductor Foundry.
The Government of India has also issued official information regarding the semiconductor manufacturing facility at Dholera. Government of India – Dholera semiconductor facility. A project of this scale can have a wider effect than simply occupying industrial land. It can bring employees, suppliers, service providers, logistics companies and other businesses into the region. That is the sort of activity that can eventually create more consistent demand for housing and commercial property.
This is also where the airport starts to make more sense. A specialist working on an industrial project may need to travel in and out. A company considering Dholera may look at how easily its teams can reach the site. Suppliers may value better transport options. None of that means a nearby plot is automatically going to appreciate, but it does give the airport a practical role in the larger development.
What could happen to plot prices?
This is where it is better to avoid making big promises. The airport is clearly a positive infrastructure development for Dholera, but it would be too simplistic to say that every plot will become more expensive simply because the airport opens.

Connectivity and surrounding development vary from plot to plot. | Understanding actual site conditions is essential. | Prices depend on road access, land use, documentation and local development. |
Real estate prices usually move for several reasons at the same time. Access is one. Actual demand is another. Land use, documentation, surrounding development and the quality of the local road network all matter. This is why dholera smart city plots price can be very different from one location to another, even when two properties are being marketed under the same Dholera name.
There is another thing that often gets missed in discussions about future prices: expectations themselves can affect today’s rates. People may already be paying more because they expect the airport, expressway and industrial projects to transform the region. If that is the case, future appreciation will depend on what actually happens after those projects become usable. The mere completion of a project does not guarantee that every surrounding property will suddenly see a huge jump in value.
A plot that is genuinely well connected and surrounded by development may benefit much more than land that simply happens to be within a certain radius of the airport. That is why looking at a map is only the beginning of the research. You need to understand what is happening on the ground as well.
Where does this fit into the Dholera Smart City plan?
The airport is one of the more visible parts of the dholera smart city project, but it is far from the whole story. Dholera SIR is being developed as an industrial and economic region, and NICDC’s information highlights the development of trunk infrastructure as well as a number of industries that are expected to operate there.
This also explains why the dholera smart city current status can be difficult to describe with one simple label. Some projects are complete, some are under construction and others belong to the longer-term development plan. A master plan can show what the region is intended to become, but the physical reality will always develop in stages.
The Ahmedabad–Dholera Expressway is one example of infrastructure that has already changed connectivity. The planned railway is another piece that is still developing, while the airport is moving through its own construction and regulatory stages. For highway-related information, the National Highways Authority of India is the more reliable source to check rather than relying solely on claims made in property advertisements. NHAI – Official Website.
The part property buyers should not overlook
The airport may be what first attracts someone to Dholera, but it should not be the thing that makes the final decision for them. If you are considering a dholera smart city plot booking, the property itself still needs to pass the usual checks. You need to know who owns the land, what documentation is available, what the permitted land use is and which approvals apply to the particular development being offered.
This is especially relevant when you see online discussions about a dholera smart city scam. There are two very different questions involved. One is whether Dholera SIR and its major infrastructure projects are real. The other is whether a particular private property being sold under the Dholera name is genuine and properly documented. The first can be checked through government sources. The second requires property-specific verification.
That distinction is easy to lose when advertisements focus heavily on the airport, expressway or semiconductor project. A government project can be completely genuine while a private property advertisement still makes exaggerated claims. So if someone tells you that a plot is guaranteed to double in value because it is close to the airport, treat that as a sales claim rather than an official forecast. There is no government formula that guarantees a particular appreciation rate based on airport distance.
What might change once the airport is fully operational?
The airport could make Dholera more accessible, but the more interesting question is what happens after accessibility improves. Will more companies establish operations? Will employees start living nearby? Will suppliers and service businesses follow the industrial projects? Will commercial areas develop naturally around the new employment base? Those are the things that could eventually have a stronger effect on property demand.
That process will probably take time. A major industrial region does not become a mature city immediately after a runway opens. Roads, utilities, businesses, housing and everyday services all have to develop alongside the main projects. Some parts may move quickly, while others may take considerably longer.
For that reason, the airport is best viewed as one part of Dholera’s longer-term development rather than as a standalone reason to buy land. The combination of airport connectivity, road infrastructure, planned rail connectivity and industrial investment gives Dholera a stronger development story than it had when many of these projects were still only proposals. But the final effect on an individual plot will depend on where that plot is and what actually develops around it.
If you are researching Dholera property today, a simple question such as “How close is the plot to the airport?” is probably not enough. A better question is, “What is happening around this particular plot, and how well will it connect to the Dholera that is being built?” That takes a little more research, but it gives you a much clearer picture of the opportunity.
