Dholera Smart City Plot Prices 2027: Rates per Sq Yd by Zone

If you have been checking plots in Dholera, you may have already noticed one thing: the prices can be quite different from one property to another. You might find a plot at ₹7,000 per sq yd, another at around ₹12,000, and then come across a project asking ₹18,000 or more. Sometimes the plot sizes are almost the same, but the total prices are still very different.

For someone looking at Dholera property for the first time, this can be a little confusing. Dholera is not one small residential area where every location has reached the same stage of development. The Dholera Special Investment Region covers a much larger planned area, and development is more concentrated in certain parts. According to NICDC’s information on Dholera Special Investment Region, Dholera SIR covers around 920 sq km, while the Activation Area is much smaller at 22.54 sq km.

This is important when you are trying to understand dholera smart city plots price in 2027. There isn’t one fixed rate for every private residential plot. The location, approach road, nearby development, project status and property documents can all make a difference to the price.

What Are Dholera Plot Prices Looking Like in 2027?

Current online listings and property trackers show quite a wide range. One Dholera Price Index puts many residential plot listings in the broad ₹6,000–₹12,000 per sq yd range. This is only a market indicator, not an official government rate, and you can find properties both below and above this range.

Individual listings can also give a better idea of what sellers are asking for particular properties. For example, a 201 sq yd residential plot listed on Housing.com is priced at ₹20.6 lakh, which works out to roughly ₹10,250 per sq yd. Of course, one listing doesn’t tell you the standard price for every 201 sq yd plot in Dholera. It is simply one real example to use for comparison.

Prices also vary depending on the location. Some outer areas are quoted around ₹7,000–₹9,000 per sq yd, while highway-side properties can be around ₹12,000–₹15,000. Selected projects around TP1 and TP2 may be marketed at even higher rates. These are asking prices and should not be confused with fixed government rates.

There is also a difference between the price you see in an advertisement and the price at which a property is finally sold. A seller may quote ₹12,000 per sq yd and negotiate on it. Another property may look cheaper at first but have additional charges attached to the purchase. So it is better to look at the full cost instead of comparing only the number mentioned in the advertisement.

Why Prices Change From One Zone or Location to Another

Plot size is usually the first thing people compare. It is simple enough. If two properties are 200 sq yd, it feels natural to put their prices side by side. In Dholera, though, that doesn’t always give you the full picture.

Take two 200 sq yd plots. One is offered for ₹14 lakh and the other for ₹24 lakh. That’s a big difference. But once you look at the actual locations, there may be a reason for it. One plot could have a proper approach road and development around it, while the other might still be surrounded by largely open land. One may have easier access to an important road, while the other depends on roads that are still being developed.

This is one reason a site visit is worth doing. You can spend a lot of time looking at maps and project layouts, but a map won’t tell you everything. It won’t show you exactly what the last kilometre of the road is like, how much construction is actually happening around the property or what the surrounding area feels like today. Two plots can look almost identical in a brochure and feel very different when you visit them.

So, the word “zone” shouldn’t be treated as a simple price label. A higher rate may be reasonable if the property has better access and a more useful location, but the higher price itself doesn’t make a plot better. There should be something about the property that actually justifies it.

The Airport Is Becoming an Important Part of the Price Conversation

The dholera airport location has become a common part of property discussions around the region. There is a real infrastructure project behind that interest. In a July 2026 government update, PIB’s Dholera International Airport progress report reported that around 80% of the overall construction work had been completed, with the runway and taxiway at 100% completion and work continuing on the terminal and other facilities.

That development is important for Dholera’s future connectivity. At the same time, buyers should be a little careful when they see phrases such as “near airport” in property advertisements. Near can mean very different things. A plot may look close on a map but still take much longer to reach because of the actual road route. If an airport location is being used to justify a higher price, checking the real road distance is a sensible step.

The Ahmedabad–Dholera Expressway is another major infrastructure project in the area. The 109-km greenfield expressway is planned to provide direct connectivity towards Dholera SIR and the airport, and the PIB update on the Ahmedabad-Dholera Expressway provides government information on the corridor and its connectivity role.

Better connectivity is obviously useful for the land market. But it shouldn’t be the only reason to accept a much higher price for a plot. The smaller roads and the final approach to the property matter as well.

Tata’s Semiconductor Plant Has Added a Different Kind of Demand Story

Earlier, most of the Dholera property discussion was about planned infrastructure and what the area could eventually become. Industrial development has now become another major part of the story.

The dholera semiconductor plant is particularly important because Tata Semiconductor Manufacturing’s fabrication facility is being developed in Dholera on about 66.166 hectares. The government notification covering Tata Semiconductor Manufacturing’s Dholera project describes the facility as India’s first chip fabrication plant and says the SEZ is expected to provide employment to 21,000 people.

A large industrial project can affect the surrounding area in several ways over time. Employees need places to live, suppliers need services, transport activity increases and other businesses may start looking for opportunities nearby. That doesn’t mean every plot around Dholera will automatically become more valuable, but it does give the area a real economic activity base.

The wider semiconductor ecosystem is also developing alongside the manufacturing project. The latest PIB update on Dholera’s semiconductor ecosystem also discusses supporting infrastructure such as healthcare, education, accommodation and commercial facilities around the industrial cluster.

For a buyer, this is a reason to look more closely at a location. It isn’t a reason to buy any plot simply because it is being marketed near a semiconductor project. The actual distance, road access, land status and development around the property still need to be checked.

What Is the Dholera Smart City Current Status in 2027?

The dholera smart city current status makes more sense when you separate the projects that are already progressing from those that are still on longer timelines. Dholera SIR is a genuine planned development, and the Activation Area has been the main focus of trunk infrastructure work. Roads, utilities and industrial infrastructure are being developed, while major projects are also coming up around the region. The official NICDC Dholera SIR information identifies the 22.54 sq km Activation Area as almost completed with trunk infrastructure in place.

The wider 920 sq km area should not be expected to look like a finished city today. That’s important when you’re looking at property here. Someone buying land as a long-term investment may be comfortable with an area that is still developing. Someone who wants to build a house soon may have completely different expectations.

The transport network is also expanding. The Ahmedabad–Sarkhej–Dholera semi-high-speed rail project was approved at an estimated cost of about ₹20,667 crore, with completion planned for 2030–31. The proposed railway is intended to connect Ahmedabad with Dholera SIR, the airport and Lothal. The PIB railway project update provides the government details of this project.

So, where does that leave Dholera today? It is not simply an empty area waiting for something to happen, but it is also not true that every part of the region has already become a fully developed residential neighbourhood. The difference matters when you are comparing plot prices.

Government Land Rates and Private Plot Prices Are Not the Same Thing

One thing that can create confusion while researching Dholera prices is the difference between government land-allotment rates and private residential plot prices.

You may find an official land rate while doing your research and then see a private residential plot being advertised at a much higher price. That doesn’t necessarily mean one of the figures is wrong. A government allotment rate relates to a particular category of land and a particular allotment process. A private residential plot is being sold in a different market, where the asking price can depend on location, development, road access, project structure and the seller’s expectations.

The same thing applies when comparing two private projects. A 200 sq yd plot at ₹8,000 per sq yd isn’t automatically a better purchase than a 200 sq yd plot at ₹11,000. If the second plot has better road access, stronger development around it and a more suitable location, there may be a reason for the higher rate. But if there isn’t much difference once you visit both properties, the higher price deserves a closer look.

A price range can help you start your research. It can’t really replace the research itself.

Before Dholera Smart City Plot Booking, Check the Property — Not Just the Project

The dholera smart city plot booking process can seem quite straightforward when you’re dealing with a salesperson. The important part is making sure that the actual plot being offered is the same as the one you’ve been told about.

Ask for the exact plot number and location. Visit the site if you can. Look at the approach road rather than relying only on a location pin or project map. Check the ownership and land documents and understand the applicable land-use status. If the seller is using the airport, expressway or semiconductor plant to justify the price, check the actual distance and road connection yourself.

This is also where the dholera smart city scam question needs some context. Dholera SIR itself is a genuine government-backed development. That doesn’t mean every private property advertisement using the word “Dholera” is automatically genuine. The government project and the individual plot are two different things.

A brochure can mention the airport, expressway and Tata’s semiconductor project correctly and still leave important questions about the actual land unanswered. Who owns the property? Is the plot really located where the advertisement says it is? What is its land status? Are the roads and facilities being mentioned actually relevant to that particular project?

There is no good reason to skip these checks just because a salesperson is asking you to book quickly. Claims such as “only two plots left,” “the price will increase tomorrow” or “guaranteed appreciation” are sales claims. They are not proof of the property’s value or legality.

So, What Price Makes Sense for a Plot in Dholera?

There isn’t one number that can honestly be called the “correct” Dholera plot rate for 2027. Current market indicators around ₹6,000–₹12,000 per sq yd provide a useful starting range for many residential listings, while individual projects and locations can be quoted higher. The Dholera Price Index can be used as one market reference, but it should not be treated as an official government rate.

Take a simple 200 sq yd comparison. At ₹7,000 per sq yd, the land value comes to ₹14 lakh. At ₹12,000, it becomes ₹24 lakh. That’s a ₹10 lakh difference. The more useful question isn’t simply whether ₹24 lakh sounds expensive. It’s what you’re getting for that extra ₹10 lakh.

If the more expensive plot has a genuinely better location, proper access and stronger development around it, the higher price may make sense. If both plots look almost the same when you visit them, it becomes harder to justify paying the extra amount.

That is probably the simplest way to look at dholera smart city plots price in 2027. Dholera has real infrastructure and major industrial investment behind its development, including the airport, expressway and semiconductor manufacturing project. At the same time, the wider region is still developing, and different locations are moving at different speeds.

The dholera smart city project may cover a large planned area, but when you buy a plot, you’re not buying the whole project. You’re buying one particular piece of land.

So before deciding whether a plot is cheap or expensive, go and see that piece of land. Look at the road. See what’s actually around it. Check the documents. Then compare the price with properties in genuinely similar locations.

Sometimes the cheaper plot will make more sense. Sometimes the more expensive one will have a clear reason behind the higher price. The important thing is to understand why you’re paying that amount instead of paying more simply because a brochure says the location is going to be the next big thing.
